PROJECT CLARITY REVIEW

KNOW WHETHER YOUR PROJECT STACKS UP BEFORE YOU COMMIT.

The Project Clarity Review is a focused assessment of your site, property and brief before you commit to design, planning or a builder.

I review the planning position, key constraints, budget and realistic options, then give you a written action plan you can use whether we work together again or not.

The meeting lasts up to 90 minutes. The value is not the time in the room; it is getting the important decisions tested before they become expensive to change.

WHAT IT COVERS

01

Your site, property or brief

Reviewed properly - not glanced at.

02

Planning position

Your real position in the right system (NI or the Republic), not a guess.

03

Key constraints

Access, levels, services, drainage, the existing house, neighbours, anything that affects what’s possible.

04

The main risks

What could go wrong, and what it would cost you if it did.

05

Likely approval route

The most realistic path through planning for your specific project.

06

Design direction

Where the opportunities are and what’s worth pursuing.

07

A budget reality check

An honest read on whether your numbers and your ambitions actually meet.

08

Clear next steps

Exactly what to do next, in order.

09

A written summary and action plan

Yours to keep, regardless of what you decide to do next.

A USEFUL ANSWER IS NOT ALWAYS 'YES'

A good Review may confirm that you are ready to proceed. It may show that a survey, access check or site assessment is needed first. It may reshape the brief to meet the available budget. Occasionally, it may show that the site or proposal is not worth pursuing. All four are useful outcomes when they arrive before substantial money has been committed.

IT WORKS FOR ANY SERIOUS PROJECT

Planning a new one-off house or rural home? We’ll review your site, planning position and budget before you commit.

Considering buying a site? We’ll tell you whether it’s worth buying and what you could realistically build before you sign anything.

Planning an extension or major renovation? We’ll look at what’s realistic, what it’s likely to cost, and whether you need planning permission.

IF THE PROJECT PROCEEDS

If you appoint me for the full project within 12 months of the Review, the £450 fee is credited against the initial design stage. If you do not proceed, you still retain the written action plan and can use it independently.

HOW IT WORKS

Book your review Pay online and complete a short intake form so I arrive prepared.

01

We meet On site for a new build, or at the property for an extension or renovation.

02

You receive your written action plan shortly after our meeting yours to keep and act on.

03

HONEST ABOUT WHAT THIS IS

THIS STEP EXISTS ON PURPOSE.

It tells me you’re serious, and it tells you whether your project stacks up before anyone spends real money. If you’re shopping purely on price or want the cheapest plans, this won’t appeal and we probably aren’t a fit. If you want clear, expert advice before you commit, this is exactly where to start. There’s no free version of this conversation and there shouldn’t be.
