SERVICES
CLEAR THINKING FIRST. THEN DESIGN. THEN BUILD.
Most architectural problems aren’t drawing problems. They’re decision problems made too late, with too little information. My job is to get the big decisions right early, so the money you spend later is spent well.
Whatever the project a new build house in rural Donegal, a replacement dwelling in the Derry countryside, or a major extension in the city the approach is the same: understand the site, understand the rules that apply to it, test the brief against a real budget, and only then design something worth building.
New Build Houses
One-off houses, rural homes and replacement dwellings across Derry, Donegal and the North West. This is my priority work and where my cross-border planning expertise delivers the most value. From site appraisal and rural planning strategy through to a fully detailed, buildable package on either side of the border.
Home Extensions & Renovations
Extensions, major renovations and homes reworked around how the family actually lives. Designed properly so they pass planning and building control without nasty surprises, and detailed so builders can price them accurately.

WHAT I ACTUALLY DO.
Two kinds of project One way of working
I focus on residential work I know inside out: one-off houses and rural homes, and extensions and major renovations. Whichever yours is, the approach is the same understand the site and the budget honestly first, then design something that will actually get built.
One-off houses, rural homes and replacement dwellings across Derry, Donegal and the wider Northern Ireland. From site appraisal and rural planning strategy through to a fully detailed, buildable technical package on either side of the border. This is the core of the practice, and rural planning here is won on policy knowledge, not pretty pictures.

HOW FAR I TAKE IT.
Most of my clients want a project handled properly from the first site visit to the day it’s signed off. A full appointment can include:
Feasibility and brief
Testing what you want against what the site and your budget will actually allow, before anything is committed.
Design
Developed with you until it’s right, then stopped when we’re polishing rather than improving
Planning
The drawings, documents and the application itself, argued against the policy that applies to your specific site. NI or the Republic, whichever governs your project.
Technical design and Building Control
Construction drawings, specifications, and the Building Control submission in Northern Ireland or the BCAR documentation in the Republic. This is where construction literacy earns its keep.
BCAR and certification (Republic)
I’m a registered Assigned Certifier, so in Donegal and other ROI projects I can carry both roles: design and statutory certification, quoted as two clear figures, never buried in a vague compliance line.
Tender and construction
Real prices from real builders, then site inspections and keeping the project honest through to completion
